Some gatherings need more than a big rental house. They need room for everyone to sleep, a kitchen large enough to cook in together, trails to wander off on, and a fire to come back to at night. Base Camp gives your group all 200+ acres of our property in Vermont's Northeast Kingdom, just outside St. Johnsbury, with five private glamping tents, two cozy cabins, and a central lodge for up to 24 guests. No other guests on the trails and no strangers at the table.
Our family left corporate life to homestead on this land. When we open it up for a retreat, the whole place belongs to your group, whether that's a family reunion, a gathering of old friends, a wellness or creative retreat, or a small team that needs a few days away from the noise.
The Whole Property, Just for Your Group
Once your retreat begins, Base Camp is yours from check-in to checkout. Sleeping spaces are spread across the land, so everyone gets privacy at night and a short walk to the lodge in the morning.

Every tent comes with real beds, linens, its own firepit, and its own charcoal grill. One easy way to split things up: give the cabins to anyone who wants walls and a woodstove, hand the tents to the adventurous crowd, and save Wedding Hill, with its king bed and stargazing deck, for whoever is celebrating something. Sugar Brook has drive-up access, which makes it a good fit for anyone who'd rather skip the trail walk.
The Lodge at the Center of It All
Every retreat needs a place where the group comes back together, and ours is the lodge. The full kitchen, with a refrigerator and freezer, is built for big breakfasts and long dinners, and there's complimentary coffee going in the morning. Two full bathrooms have hot showers, towels, soap, and shampoo. The common room has a TV, Wi-Fi, a workspace, a foosball table, and a chessboard for rainy afternoons, plus our family gift shop with handmade cutting boards, Base Camp T-shirts, and maple syrup.
Your group can cook together, or you can hand the meals over to us. We offer optional on-site meals for retreat groups, so the organizer gets to enjoy the trip too.
Who Gathers at Base Camp
Family Reunions
Twenty-four beds means grandparents, cousins, and the new babies can all stay in one place instead of scattering across three hotels. The kids have trails, brooks, and campfires to keep them busy. The adults have a kitchen table big enough to catch up around, and nobody has to drive anywhere at the end of the night. Book a full week, and it becomes the trip everyone talks about until the next one.
Friend Groups and Milestone Trips
Big birthdays, reunions of college roommates, and long-overdue weekends away all work here. Split into tents, take over the lodge for game night, and end every evening around the fire. More than a few couples have gotten engaged on Wedding Hill, so if someone in your group is planning a question, we know just the spot.
Wellness and Yoga Retreats
Retreat leaders need quiet, space, and a setting that does half the work for them. Base Camp offers all three:
-
200+ acres of forest, with part of the land set aside as a private wildlife reserve
-
A covered, open-air 16 by 24 foot space for yoga, meditation, or group sessions
-
Quiet clearings and Relaxation Stations along the trails for meditation and journaling
-
Optional meals, so your participants stay nourished and you stay focused on teaching
Creative and Writing Retreats
Writers, painters, musicians, and makers come to the Kingdom for the same reason. It's quiet enough to hear yourself think. Days can stretch out at your own tent or a trailside bench, and evenings bring everyone back to the lodge to share what they made.
Small Team Offsites
For teams of up to 24, Base Camp swaps the conference room for a woodstove and a trail map. Hold morning sessions in the lodge with Wi-Fi and a workspace, spend the afternoon on the trails or on a hay ride with up to 10 guests, and let the real conversations happen around the fire.

What to Consider When Choosing Your Season
-
Fall foliage: Autumn reaches the Northeast Kingdom a week or two ahead of the rest of Vermont, usually peaking from late September into early October. Fall weekends go first, so groups hoping for peak color should reach out early.
-
Maple season: Sugaring season arrives in late winter, when nights drop below freezing and days climb above it, so the timing shifts a week or so each year. It falls during our winter season, when the lodge and cabins host groups of up to 9. Time your trip with Vermont Maple Open House Weekend, March 20 and 21, 2027.
-
Summer: Long days, warm nights by the fire, and the whole trail system in full green. Summer is the easiest season for big family reunions with kids.
-
Winter: From November through April, the tents close, and the lodge and both cabins rent together as one private stay for groups of 2 to 9.
