Vermont Glamping in the Northeast Kingdom

Base Camp sits on more than 200 acres of forest, brooks, and ridgeline just outside St. Johnsbury, in the heart of Vermont's Northeast Kingdom. Our family traded corporate life for a homesteading one up here, and Base Camp is how we share it with you. Five private glamping sites and two cabins are spread across the land, far enough apart that the brook is louder than the neighbors. Every guest shares one central lodge with a full kitchen, hot showers, and a woodstove, so off-grid Vermont glamping comes with a warm place to land at the end of the day.

Private Glamping Sites on 200+ Acres Near St. Johnsbury

Each of our glamping sites is its own little corner of the property. You get a canvas tent with a real bed, your own firepit, and your own charcoal grill, and no one camped on the other side of a hedge. The sites run off-grid, so your evenings are lit by the fire and the stars rather than a floodlight in the parking area.

We named every site for the ground it sits on:

Wedding Hill sits on its own private hill with our largest canvas tent, a king bed made up with cozy linens and pillows, and a lookout deck built for stargazing. The views are how it earned its name. More than a few couples have climbed up here and come back down engaged. The lodge is about a four-minute walk away.

Sugar Brook is framed by moss-covered boulders, with a dirt drive right to your tent and about a three-minute walk to the lodge. It's the easy pick for anyone hauling gear or traveling with little ones.

Hidden Ridge sits back among tall pines on the quietest, most secluded site we have. A full bed and a twin make it a good fit for a couple with a child or three friends. Plan on about a five-minute walk in from the lower parking area, including a short uphill stretch, and five to seven minutes over to the lodge. The extra steps are what buy you the privacy.

Dagger's Ravine tucks into the woods where the loudest thing around is the forest itself. A full bed and a twin, with all linens, sleep up to three, so it works well for friends or a small family. Airbnb guests have made it one of the platform's Guest Favorites, and several have already planned return trips. The lodge is a short walk away.

Brook Ridge falls asleep to running water. The site sits among tall pines with a brook bubbling right alongside, a five-minute trail walk from your parking spot. Inside the tent, you'll find a full bed and a twin with all linens and pillows. The lodge is a seven-minute walk down the trail.

A Central Lodge That Makes Off-Grid Comfortable

The lodge is the heart of Base Camp. Glamping guests walk over in the morning for coffee and a hot shower, then drift back at night to cook, warm up, and swap stories about what they spotted on the trail. Some evenings it's quiet enough to hear the woodstove tick. Other nights a few families end up sharing a table and a bag of marshmallows.

Inside you'll find a full kitchen, two full bathrooms with hot showers, a comfortable common room with a TV, Wi-Fi for anyone who needs to check in with the outside world, and our small family shop, where you'll find camp essentials, handmade cutting boards, Base Camp T-shirts, and maple syrup. Upstairs, the Lodge Loft is a private room for guests who want the lodge right outside their door, and from November through April it's part of our private winter stay.

Base Camp Through the Seasons

Fall Foliage and Hay Rides

Autumn comes to the Northeast Kingdom a week or two ahead of the rest of Vermont, usually peaking from late September into early October. From our ridgelines, the maples, birches, and beeches turn the surrounding hills into a patchwork of red and gold, and the trails are at their best under a cool, crisp sky.

Add a hay ride to your stay and see the property the old-fashioned way. Our tractor-pulled rides carry up to 10 guests along the trails on a narrated tour that lasts an hour to an hour and a half, and sunset rides are available if you'd like to catch the last light over the hills. Rides run Fridays and Saturdays from May through October, weather and trail conditions permitting, at $20 per guest with an $80 minimum per ride. Reserve yours in advance when you book your stay and save 10%. Afterward, a fire at your site makes for a great evening. Fall weekends fill up early, so plan ahead if you have your heart set on peak color.

Winter Cabin Rentals for 2 to 9 Guests

When the snow comes, glamping season closes, and Base Camp becomes something different. From November through April, we rent the lodge together with the Everest and Kilimanjaro cabins as one private winter stay for 2 to 9 guests. The whole property is yours, with no other guests on the trails and no one else at the kitchen table.

Cozy romantic nights: Two people and 200 snowy acres. Build a fire in the woodstove, cook dinner in the full kitchen, and take an evening walk under a sky with almost no light pollution. Mornings start with coffee by the window. After that, grab a pair of our snowshoes and make fresh tracks on the trail. If you've been hunting for a secluded Vermont cabin for a winter anniversary or a quiet weekend away, this is it.

Winter family getaways and the holidays: With the lodge and both cabins under one booking, families get room to spread out and one big kitchen to gather in. Kids can sled and explore while the adults take turns at the stove. Burke Mountain is a short drive away for a ski day, and St. Johnsbury offers holiday shopping and the Fairbanks Museum for a warm afternoon indoors.

Maple Sugaring Season

Sugaring season arrives in late winter, when nights drop below freezing and days climb above it. That swing pulls sap up through the maples, so the exact timing shifts by a week or so each year. Our grove of 500+ taps is part of that tradition. Come see the sap lines up close, walk the woods as the snow softens, and settle into the lodge and cabins at the end of the day. Are the glamping sites open year-round?

Our glamping tents are open May through October. The Everest and Kilimanjaro cabins and the Lodge Loft can be booked on their own during the same season. From November through April, the lodge and both cabins rent together as one private winter stay for 2 to 9 guests.

How many guests does the winter rental sleep?

The winter lodge and cabins package sleeps 2 to 9 guests. It works just as well for a couple who wants the whole property to themselves as for a family gathering over the holidays.

Do the glamping sites have bathrooms and showers?

The sites themselves are off-grid, but the lodge is a short walk from each one and has two full bathrooms with hot showers, plus towels, soap, and shampoo. There's also a full kitchen for everyone to share.

Can we have a campfire?

Yes. Every glamping site has its own firepit and charcoal grill. Please check the posted fire safety status before you light up. Firewood is available on request, and our Premium Fire Starter, sold in the lodge shop, gets a fire going with one match.

Is there Wi-Fi?

Wi-Fi is available in the lodge and in both cabins.

Are pets allowed?

Leashed pets are welcome. We ask that they stay on a leash at all times to keep them safe around our horses and the wildlife that shares the property.

Are hay rides available?

Yes. Our narrated, tractor-pulled hay rides run Fridays and Saturdays from May through October, weather and trail conditions permitting. Each ride holds up to 10 guests and lasts an hour to an hour and a half, and sunset rides are available too. Rides are $20 per guest with an $80 minimum, and you save 10% when you reserve one in advance with your stay.
